Dear Fellow Real Estate Professional,
I’m writing this report because every day, I hear agents say they're overwhelmed with their businesses and they can't keep up. Frankly, I am downright shocked to hear about how bad the daily chaos is for most agents.
Many agents simply won’t succeed with their current ways of operation. Soon they’ll be forced to join the ranks of agents who have left the real estate profession forever.
For many agents, there just doesn’t seem to be enough hours in the day to complete all of the tasks that pull and push them in hundreds of different directions. They are ready to attack and conquer, but are easily sidetracked with the first disruption. Then the second and third distractions creep in. Soon, the day is filled with fires to put out. A fire here, a fire there. Eventually, the day is gone in a puff of smoke. And the business suffers from non-productivity. Nothing important gets completed.

Here’s the truth: Many agents realize they should spend more time marketing or following up with leads, but tend to lose focus on these things.
Those voicemail messages from prospects are allowed to wait until the small fire is put out. The priorities are not defined. Many times they are not even known. There is nobody to help prioritize actual actions and then implement what is truly important.
There is also nobody to hold agents accountable for completing what is most profitable. The result is time just sort of slipping away while your bank account dwindles down to nothing. Soon it’s empty, and you’re doomed for failure – wondering how you’ll survive.
What’s frustrating for many agents is they realize they need systems, but don't know where to start. They're not sure how to prioritize the many tasks within their business. They don’t know the exact steps to take in order to achieve consistent success in creating paying clients. They don’t have the organized systems they desperately need.
So they end up shooting in the dark, trying this or that, and not hitting anything that works. They’re just helplessly hoping to hit something profitable by some stroke of luck. The problem is that luck is too hard (if not impossible) to come by in this tough market. Without good systems, income won’t make its way into your pocket.
Nowadays, agents everywhere are finding themselves flat broke with no sales, no clients, no prospects, and no leads. They have an empty bank account with little food for the kitchen table.
Lack of organization and direction is a vicious cycle that leads to no money, no income, and no profit.
Let’s face it: In today’s real estate market, you have to be tight to survive. You have to be very good at running your business. Thousands of agents have already put their tails between their legs and ran from the industry. They couldn’t hack it when times got tough.
They simply didn’t know how to stay focused and get through the harder times. The low hanging, easily-picked fruit from yesterday is now gone. An agent must reach higher to be successful. The agents who will survive will get organized and run their businesses like businesses. Otherwise, they’ll drop off like the others that have gone before them. I think you’ll agree that this is the reality of our difficult real estate market today.
Does any of this sound like your situation? If so, I can relate. I know how you feel because I was there several years ago.
When I first got into real estate, I lived off a few sales from my friends and family. My broker gave me a few of his clients to work with to keep my head above water. I didn’t have that many sales, and I was overwhelmed with everything. I didn’t have proper systems. I wasn’t sure exactly how to prioritize my activities. It was hard for me to keep focused on what was important. In short, I didn’t know how to run a real estate business. They don’t teach us that in our licensing classes!
Worse yet, I knew almost nothing about marketing, lead generation or lead conversion. I was exhausted and burning out fast. I followed this approach for several years and was getting pretty fed up with not having a consistent flow of sales and income.
So I went searching for solutions to this problem. I started by getting my hands on any information I could. I purchased many business systems from many sales experts and experts in our field. I was listening, studying and attending high-priced seminars of Tom Hopkins, Brian Tracy, Craig Procter, Brian Buffini, Chet Holmes, Jay Abraham, Mike Ferry, Tony Robbins and many more. I received a lot good stuff but wasn’t utilizing everything I bought to its fullest potential. I had all kinds of tools but was barely scraping the surface with everything truly available to me.
Maybe you can relate to this. It was like having the best toolbox in the world - one that holds every tool imaginable that can fix anything. However, I only used the wrench for basic fixes. The other tools sat and collected dust. I barely even knew that they were there. Put simply, I just didn’t know how to utilize everything available to me.
I eventually realized that my next step was to get one-on-one coaching to help me implement the strategies my business needed. So I started to look for some real help and permanent solutions.
I looked for the best coaches available. I searched for coaches to help me set up systems, prioritize, and keep my focus. I searched for mentors to teach me marketing, lead generation, and lead conversion. I ended up getting advice from just about every sales coaching program available. I mentioned some of them earlier. I can tell you that several years ago; I invested in a marketing system by one of the top-producing agents in the country. I joined his coaching program and paid well over $15,000 for it. I learned a great deal. And I’m glad I joined.
In fact, I went on to spend hundreds of thousands of dollars with some of the best consultants in the world. That includes getting one-on-one help with Dan Kennedy. Dan quickly became a prominent mentor and coach of mine. With his help, I made some massive changes in my business and have literally tripled my sales in just a few months.
Much of the personal coaching I had was great. I gained and learned a lot from it. But when I look back on all of the coaching programs I joined, and I truly measure the effectiveness of the programs by the dollars and cents I extracted from them, there is just one major element that made one coaching program hands-down the best.
That needed element of success is summed up in one word: “accountability”
The best coaching programs I joined made me accountable for reaching my goals. You see, it’s one thing to just buy the best coaching advice out there. But it’s entirely another thing to be held accountable for implementing that advice. Maybe you know what I mean. Maybe you've joined coaching programs in the past, but didn't have success. I would bet the reason for this is because you didn't have anyone to hold you accountable. I was in many programs like this.
Let’s face it, the entire real estate profession consists of agents who are not held accountable for reaching their financial goals. Agents don’t need to be accountable because nobody is watching them. Self-employed agents tend to drift and eventually don’t do anything productive. They never make a good income. This is a big problem. It explains much of the large drop-out in the industry.
Truthfully, being held accountable is when everything really hit home for me. I started swinging and hitting grand slam after grand slam. Accountability has taken me and my businesses to levels that have reached far beyond what I’ve ever imagined. It’s a formula for guaranteed success. And one I do highly recommend for everyone.
What do I mean by accountability? By my definition, Accountability is an obligation or willingness to accept responsibility for reaching pre-determined goals.
It means setting goals and having your accountability partners push you to achieve them. Your Accountability Partners are your physical and real conscience nudging you towards progress, implementation, and achieving success.
Today, I am still in a number of high-priced coaching programs that benefit me tremendously. All of them make me accountable for reaching my goals.
And that’s the million dollar secret - good coaching with accountability.
I know that many of my clients feel the same way because over the last few weeks, I have received more than 100 requests for personalized coaching. Agents are bombarded with information and need help. Many agents are overwhelmed with everything. They just don’t know exactly where they should start.
So I started to think about how I can help my clients get one-on-one coaching with accountability.
The only problem is that I can’t facilitate the coaching myself because of my many other business and personal commitments. Unfortunately, my time is too high in demand right now. It’s simply not possible for me to fit in one-on-one coaching with my current activities.
So since I can’t offer the coaching, I thought, “how can I get coaching to those who are ready to take their business to the next level?”
Then one day it hit me. I finally found the coaching answer hiding right in front of me. The coaching answer came from a recent conversation I had with one of my team members - Joe Mercadante.
I was talking to Joe about an idea I had. As always, Joe gave me some great advice and input for how to specifically implement the idea into action for fast cash. Joe set his goals and implemented. I was impressed with Joe accomplished. In just one short year – Joe acquired 20 single-family homes. Later he went on to invest in commercial properties, notes, mobile homes, businesses, and far too many other things to mention for now.

You’ll create a timeline for completing them and a plan for how you’ll do it. Joe will help you with all of this. Then you will implement everything with Joe’s coaching. Joe will track your progress. He will be your conscience to success. He’ll be the voice shouting in your face if needed. He’ll be your kick in the behind if needed. You won’t need that little voice in your head telling you to get up and go. You’ll have Joe telling you to do it. And you will. Be prepared to keep moving and shaking. You won’t sit idle on these calls. You won’t be talking about wishy-washy concepts and ideas. You’ll be talking about your progress. On each call, you’ll get advice, set the next goal, and knock it down. The calls are ONLY for DOING and nothing else.
Please note that once you are enrolled, you will receive the call schedule in advance which defines your scheduled call time. Because of the number of Steps for Success clients in the program, the call time cannot be re-scheduled in order to ensure everyone is accommodated. Be sure to mark your time in your calendar and keep your appointment since these calls must be attended as scheduled.
As a Steps for Success member, you will be assigned an Accountability Partner from the membership. When you enroll in the program, Joe will assign and pair you with another Steps for Success member. Once you are assigned to your partner, you will need to contact them and get started immediately. Partners can work out the details for how they will correspond. Partners should communicate with each other as often as possible to keep each other on track. Partners can decide if they want to meet monthly, weekly, daily, etc. You’ll have flexibility with this setup. However, everyone member participating in this program must be serious about helping their partner and themselves. There are no exceptions to this requirement. You must be willing to help your partner and make progress. The purpose of assigning these partners is to make everyone Accountable. Be serious or don't waste your time or the time of others.
A special forum board has been created exclusively for Steps to Success clients. Once you are approved in the Steps for Success program, you can access this forum and request another accountability partner. Your accountability partner can be anyone in the program. You can request as many accountability partners as you wish as long as you are in the program. Accountability partners can make their own arrangements for how they will correspond and engage with each other. Partners can decide if they want to meet monthly, weekly, daily, etc. You’ll have complete freedom and flexibility with this forum. Again, the requirement is that all accountability partners must be serious about moving forward for both themselves and their partners. This corresponding is not for small talk about the weather and traffic. The forum is for clients looking to reach high levels of success. You must be serious to participate. Otherwise, don’t waste your time or the time of others.
Coaching clients also have access to a special monthly group mastermind call. During this call, the entire group can help you with your business challenges, share ideas that are working, and share ideas that are not! Joe will host these calls personally, so you can ask him any questions directly.
